At Novum, we offer a variety of property management services as well as maintenance services. Furthermore, we perform our jobs to a high standard and in accordance with our code of practice.
We provide a rent collection service with all of our packages. Also, we collect rental payments through our premium client account; then, we pay rent to you within 3 days. What’s more, we are a member of the client money protection scheme so you can rest assured that we are fully protected.
We have our own fully insured contractors available 24 hours a day to deal with any arising maintenance issues. Alternatively, if you have your own trusted tradesmen, we are more than happy to work with them too.
Keeping an eye on your investment is crucial. Therefore, you tell us how often you would like us to inspect your property. We then keep you informed by emailing you a full report. We can deal with any issues arising during inspection; as a result, we save you both time and money in the long run.
We understand you’re busy. Let us deal with the stress of your empty property. We can organise the quotes, ensure the contractors have access and that the works are completed asap. Consequently, you get your property tenanted again in the quickest time possible.
We use professional inventory software; hence, we are able to compile accurate inspections and schedule of conditions. These are completed and emailed to your tenant to digitally sign. The report is then saved in our property management programme allowing you to access it at any time.
When your tenant vacates, we are able to complete the check out report using your initial schedule of condition, which eliminates most deposit disputes.
Out of hours service
Fed up of dealing with calls from tenants after hours or whilst you are away on holiday? We operate an out of hours service that enables you to turn your phone off and gives you the piece of mind, knowing that your tenant issues have been taken care of.
From 5PM to 9AM we can answer all emergency calls from your tenants. We can arrange emergency contractors if needed and separate the real emergency calls from the ones that can wait.

Maintenance and management float
As part of our service, we offer the option of a management and maintenance float. This is an agreed sum of money that is held in our client account. We can use this to pay for certificates, maintenance or any other invoices as required.
We then top this up directly from the monthly rental payment saving you the time and hassle of paying contractor invoices.
You will be provided with a monthly breakdown of this account and a copy of any invoices paid using the float.
